Offices for the Development and Housing Department

Cruz y Ortiz Arquitectos

Description Technical file

The powerful and individualised volumetry that presides over this project for an administrative building ultimately gives it the necessary personalisation that fits its sought-after public image.
The project set out to give the future headquarters of the two Departments a certain degree of singularity and public character without detracting from the functional efficiency that should be required of a standard office building.
A homogeneous 12.40-metre centreline, without intermediate pillars and ideal for administrative use, gives shape to the eight-floor bodies that interlink to generate a unique figure. The construction, by extending to the perimeter of the site, defines the alignments of the streets without encroaching on the neighbouring buildings.
The extensive lighting perimeter is constituted of a modulated and continuous façade that, when folded, generates open and tree-covered spaces with masses of citrus trees. On top of the eight floors, a sloping roof provides space for the installations.
The changing profile and volumetry sought to give the building the appropriately unique look for its public function.
The 12.40-metre-wide centreline accommodates both modular and open-plan offices opening on either side of the central circulation. Each floor can be organised in a flexible manner. The fixed cores are situated in the intersection of these elements, absorbing the geometric irregularities of the points where the different alignments cross. At this points are the vertical communication cores, the toilets and a meeting room. The circulations are continuous and centred with regard to the work areas. The arrangement of offices or open-plan workspaces can be organised flexibly according to the needs of each service or at any given time in the building’s life.
